Home Tour

I have had several ask to see a tour of our home.  I did a tour once before, but here is an update.  Below is a copy of the floorplan of our house.  It is  3 bdrm, 2bath, l859 sq. ft..  As I have said many times, a small house, but it does have a workable floorplan.  Retiring and downsizing has been a challenging experience at times since this is almost half the size of our previous home.  Most days I feel like I am trying to squeeze the juice back in the grapefruit. I am finally settling in and slowly transforming it into a space that feels like me.

Let's start our tour at the front door.  As you enter this is the view you have of the living/dining area and looking through to the familyroom and out the back to the patio and yard.

As you walk in and look around this is the full view of the livingroom.

Come on in through the opening and you see the familyroom/breakfast area.

Across from the seating area is the entertainment center and you also see the door to the patio and the backyard.

 Standing in front of the entertainment center, this is the view of the breakfast area on the left and the kitchen is on the right.  You also can see through to the dining/living area and the front door. With both areas so open to each other, we can accomodate quite a few people. They can just mingle between the two areas, and since we have great weather most of the year, they can also enjoy the patio and backyard. We've had as many as 60 people here at one time, and it worked really well. No one seemed to be falling over each other.

Standing next to the breakfast table, you can see part of the entertainment center and how the kitchen works into the floorplan.

The left side of the kitchen. Here you can see the opening to the living/dining area, and both doorways to the hall. It definitely helps that the hall opens to the living area as well as the kitchen, that way there are no bottle necks anywhere.

Let's start down the hallway leading off the living/dining area.  The first door is a coat closet and then you come to the laundry room.  Here you also see the door to the garage.

The next door is the Guest Bedroom.

  Turn right down the hall and you come to the guest bathroom.  Very small, but functional.

The next room is my hubby's office.  There is no way you will ever see a picture of that room.  He definitely isn't the neatest person in the world and papers are everywhere. lol

At the end of the hall is the Master Bdrm and bath.

Across from the bed is an armoire.  It holds our tv and has some drawers for storage also.

As you enter the bathroom, the tub and shower are on the right and the vanity is straight ahead.

I think the secret to making a small house live big is having a neutral color scheme and versatile furniture. The coffee table in the familyroom has 4 pull out stools that can provide extra seating. The breakfast table has 4 leaves and can extend to seat 12 comfortably and still not block the doorway. The dining table can seat 8 comfortably and 10 if I put two on each end. So even though this house is half the size of our last one, we can still entertain quite a few.

  1. Your home packs quite a punch at that square footage, Marty. I know what you mean though ~ we downsized when we moved to our condo in Ohio from NY from 3600 square feet {a 4 bdrm, 2 1/2 bath colonial} to the 1790 square feet we have now. The thing is, it's perfect for us! There are enough rooms so I can read somewhere if hubby wants to watch tv; if I can't sleep at night I can get up and not disturb him; and the openness really helps. I have to show my hubby your floor in your breakfast room. We've been debating carpet or wood in our eating area {it is technically the dining room}. Since it is not a straight run from wall to wall, he isn't sure how the wood floor would look or how it would be laid, and then surrounded by carpet. I'm going to show him yours as an idea.

  2. What a great plan your house has Marty.. it really works perfectly and you've done a beautiful job with decorating it beautifully! I love open spaces which are great when you have a large group of company as you say, people can mingle with each other confortably...we did our apartment with this idea too and it helps a lot. I love your family room and entertaining center. Thanks for sharing.

  3. You have a lovely home Marty. It seems very spacious in the photos. I would love to have a smaller home, although I have been spoiled having a basement. We came from a 1500 square foot home to the 3200 + 2000 square foot basement home we have now and it has always felt too large for us, even when our girls were young. It's WAY too large now that we only have one daughter at home who works and goes to college nearby. You're too funny about your husband's office. My husband office is the same way.

  20. Wonderful home tour!!! I love all your pretty touches...it's elegant yet comfortable. Love that. My house is smaller with two children. No moving up in sight since the bubble burst 6 years ago. We spent so much (California) and it's worth half now. So we joke about not moving (ever) and it will be perfect for retirement. It's an on going challenge to clean and feel like we have room to breath. Your house feels spacious and big. Great job! Inspiring!

    Our first little house was a 2 bedroom, one bath, kitchen and living..less than a thousand sq ft. Sometimes, I wish we were back in it. :)

    Your home floor plan looks like it's very efficient and has plenty of room.
    It's larger than my home (excluding the basement level). It's nice that you have some generous rooms. Even if it is scaled back from what you have it's not a bad size at all!

  48. Visiting from Shabby Creek Cottage. It is a gorgeous home. If I were a guest, I would never want to leave! I wish I could retire to a home like yours! Alas, my current home, which I love to bits, don't get me wrong, is 1550 sq. ft. and a 2 story. But it's just me and sometimes I feel I echoooooo echoooooo around this place. Would like to retire (in 5.5 years) to a rancher (single story) and it will probably be 1000 or less. It really is true - it's all relative.

We downsized too; we went from almost 3000 square ft with a guest house to 1100, but hopefully 1500 when we can make the repairs to the detached part of the home that was not included. It really is quite time consuming, eh?! But so satisfying when something is finished. I'm lucky in that I've managed to keep a lot of my furniture because this old home's floor-plan is surprisingly open. THe other home was beautiful, but a barn with wasted space and huge windows.

  54. You are so lucky to have such a large home! It must be wonderful to have all that room to choose from for decorating. My little cottage is less then 700 square feet. I manage to have a dining room table, a couch, one chair, entertainment center and my Moms antique tables. Space is relative and space does not measure what makes a home a home.

Everything flows together beautifully. I really like the way you've incorporated lots of antiques and unique pieces, but nothing looks the least bit cluttered.
